A residential mortgage is taken out when buying your main residence. There can be thousands of products at any one time in the market place and it is therefore both time consuming and a minefield as to determine which mortgage is most suited to your own personal needs and requirements.

First Time Buyer

A first time buyer is someone who has never owned a property before.

Buying your first home should be one of the most exciting things you will ever do, but it is also one of the largest financial decisions you will ever make and it is really important to have someone help you through the midfield of options and terminology that may seem so alien.

There are associated costs with purchasing a property and often these can be overlooked and so it is important to have a handle on all your costs to help you work within your budget and understand what you can afford.

Home Mover

You may currently own or previously owned a property, but we appreciate that doesn’t mean you wont need our help again to help you understand what your options are for your next move.

You may have lots of things to consider such as moving your current product to your next property to avoid early repayment charges, if you want to break the chain are you able to let your home and still obtain a mortgage for your new purchase and what your options are in the open market to help you understand your overall borrowing capacity.

We recommend that when considering your next move you give us a call to talk though what you are hoping to achieve and we can work with you to hopefully make that next move go from being a dream to becoming a reality.

Remortgage

Your mortgage may run for a typical term of 25 years but during that term you are likely to take anything between 5 – 10 different products dependent upon your circumstances. Products will run for anything from 2, 3 , 4, 5, 7 and 10 years and so when the product is due to come to an end you the lender will automatically move you onto their Standard Variable Rate, we want you to avoid that.

At Bentley Holmes we diarise to contact our clients from 6 months before the initial product ends so we can discuss your ideas and thoughts well in advance of opting for a new deal. You may be happy to stay where you are or perhaps even thinking of moving home again and so understanding this is vital to ensure we can work with you on providing the most suitable deal again either with your current lender or by remortgaging to a new lender.

With a remortgage lenders will often offer incentives to help keep your costs down, so remortgaging doesn’t have to be a costly exercise so make sure you discuss your remortgage with us and avoid the lenders variable rate.

For mortgage advice we can be paid by commission from the lender, or we can charge a fee.  Our fees for arranging a residential purchase (Standard) or buy to let purchase is £500 and £250 for arranging a residential remortgage (Standard) or buy to let remortgage.
